Crescent Heights’ 320-unit Jasper project won’t welcome residents until the fall, but Bisnow got an exclusive hard hat tour today. Here are some real-time pics and renderings of the finished product at 45 Lansing. Leasing starts this month.

The Theme
The Jasper’s aesthetic is inspired by film noir. The second floor houses amenities and social space such as the The Dark Room, a sleek onsite theater with a large projector screen and pod-style seating. The architects are Stanley Saitowitz and HKS.

Work It Out
Also on the second floor: a Jay Wright-designed fitness center and indoor/outdoor saline pool and hot tub that are also found at Crescent Heights’ sister S.F. complex, NEMA.

Big Focus on Tech
Also similar to NEMA: An app-based resident management portal where residents can request their car from the valet, schedule package deliveries, and order a multitude of other services. Jasper’s also got secure keyless entry doors and destination entry elevators (above). It’ll be the first residential building in S.F. to get gigabit wireless, a lightning speed Internet service.

Stunning Views
Views go up 40 stories, or 400 feet. Here’s the view from the 11th floor we snapped today, where you can see the Bay Bridge and AT&T Park (not pictured) all from one balcony.
Unit Breakdown Apartments start at $2,970 per month, and the unit mix includes 104 studios; 91 one-bedrooms, 62 two- bedrooms; and 63 three-bedrooms. The stainless steel kitchen appliances are by Bosch, Fisher & Paykel, and Blomberg.

An Amenity For All
Other amenities run the gamut from 24/7 concierge service and electric car charging stations to in-room spa treatment services and a sought-after art collection. Here’s its hip lounge. Apartments have a Room of All Trades, or a bonus space that is customizable for each resident (ex. a yoga room).
Testing Out New Frontiers As a project first, Crescent Heights created a glossy coffee table book to illustrate the design features of Jasper. It’s already won an award, Crescent’s Roman Speron tells us. Expect a full website launch this week.
